On a flat lot with sandy soil, this can be straightforward. On a typical Eastside lot — sloped, clay-heavy, with mature trees and existing structures constraining the path — grading becomes an engineering problem, not just an excavation task.

Drainage means installing the systems that collect, convey, and discharge water once grading alone can’t handle the volume. That includes French drains, catch basins, channel drains, area drains, and in some cases, connection to municipal stormwater systems (which in cities like Bellevue and Kirkland requires permits and compliance with local stormwater codes).

This addresses properties where the grade is mostly functional but needs correction in specific areas — soil has settled along a foundation, a planting bed has created a low spot, or the grade is directing water toward a structure rather than away from it. The work involves reshaping soil, establishing proper slope (typically a minimum of 2% grade away from structures), and restoring the surface.

French drain systems: $4,000–$12,000. A French drain — a perforated pipe set in a gravel-filled trench — intercepts and redirects subsurface water. Cost depends on the length of the run, depth of the trench, soil conditions, and where the water discharges. A simple 40-foot French drain along one side of a foundation is a different scope than a 150-foot system that wraps two sides of a house and ties into a catch basin network.

Comprehensive drainage and grading (full site): $10,000–$25,000+.
